The United States features beautiful bays, rivers, lakes and the ocean and there are countless ways to enjoy our waterways from boating, sailing, fishing, crabbing, jet skiing to simply enjoying the views from a waterfront home. Enjoy the scenic tranquility of the water in a waterfront community or home. Many waterfront communities add amenities like private beaches, small marinas and boat docks, walking paths, community parks or community fishing piers to enhance the waterfront living experience. A waterfront community doesn’t always mean waterfront access, however; and can mean a community built along the water and designed to maximize the waterfront living experience.
Home Styles
Waterfront homes vary from your standard ranch homes to elegant luxury homes. It truly depends on the developer’s vision for the community and the homestyles in the surrounding area. Homes in waterfront communities are usually sold at a higher price point than their water-free counterparts. Single family homes are the most common home types you’ll find in a waterfront community, some of which enjoy private water access and boat docks. Larger waterfront communities may include sections of condominiums or townhomes, and waterfront communities in popular vacation towns are more likely to have multi-family housing than single family homes.
What to ask your Waterfront Community Builder

Is there water access? Can you launch or dock your boat and where will the community waterways lead?

Is the water access private? If there is a community boat dock or marina, be aware if it’s open to the public or not.

What is your availability for waterfront homes? Not all homes in a waterfront community may be waterfront and other homesites are usually available at a lower price point.

Can the homes accommodate basements? Homes built close to the water typically do not allow for basements. If that is important to you, you should ask.
