Modular builders construct their homes off-site in a climate controlled environment using state of the art engineering and efficient assembly line techniques. After the primary structure is completed in a factory, the home is delivered to the building lot in large sections, raised by a crane and set on a permanent foundation by a professional set crew. The finishing of the home including tasks like installing siding, building garages and front porches and interior touches are done on-site after the home is set.

With the home being built off-site, its structure is not exposed to the harmful effects of weather, nor is construction halted by any weather delays. Modular homes are also often built at a lower price point per square foot than their on-site counterparts.

Although a modular building company has a wide geographic reach, the network of builders who sell and set their modular homes are similar to local builders and focus on building homes in a small geographic area. These builders often offer lot & home packages and have an inventory of lots to choose from, some in small communities they’ve developed. Modular builders are also happy to build anywhere a home buyer owns land. With their local advantage, a modular builder can help buyers find a piece of land if they do not already own one.

What to ask
  • Who is your modular home supplier? The “on the ground” modular builder you work with relies on a factory to construct the primary structure of the home. Find out which modular company they use.
  • Who is your local contractor? Ensure the local contractor they rely on for setting and finishing the home has a good reputation and is fully qualified to handle modular home sets.
  • What are your favorite floor plans? A modular home has a very large portfolio of floor plans, ask your builder to make recommendations based on their experience.
  • Can I tour the factory? Modular home builders can take you on a tour of the factory that will build your home. There you’ll also find a selection of model homes to tour.
