A home buyer who prefers to work with a custom builder, or has very specific ideas of their yard and homesite may choose to purchase a piece of land and then work with a builder to build the home. Most new home communities have a “builder tie-in” meaning home buyers cannot choose their builder, or choose from a small group of select builders. Home buyers first choose a building lot in the community and sometimes may pay a lot premium if the lot is especially wooded, waterfront or private.
Other communities, generally ones that have an emphasis on the community environment and atmosphere, are developed by a developer and the land, or homesites, are sold with no builder tie-in. Home owners can buy land in the community and work with a builder of their choice If you want more flexibility with your builder, then choose a lot only community. Or find your builder first and ask them if they own any free-standing lots because they might, and many are happy to work with their buyers to find that perfect piece of land through their professional networks.
