55+ Communities

55+ Communities or Active Adult Communities are age restricted communities intent on letting retirees, or soon to be retirees, enjoy the good life easily from their own neighborhood. Their homes are designed for adults and their visiting children and grandchildren, not live-in children. Communities designed for the 55 & better crowd offer perks like golf courses, clubhouses, on-site restaurants, common areas and plenty of opportunities for socializing. The community hub is the clubhouse where neighbors can gather for group activities, exercise, enjoy a cocktail and take in outdoor recreational activities. In some communities a lifestyle director is on staff to coordinate activities and events for residents. Lawn and yard maintenance is taken care of and extra efforts like irrigation and snow removal are sometimes added in too. Some communities that are “age targeted” offer many of the same perks as an Active Adult community, but without the age restriction.

Home Styles

Homes in 55+ Communities take on a variety of sizes and shapes. While those looking to downsize will be happy to find condo and twin home options; those wanting to hold onto the extra space can choose a traditional single family home. You typically won’t find townhomes in these communities where an emphasis on single story living with first floor masters is becoming the norm. Floor Plans are designed with accommodating guests in mind and often include guest bedrooms with separate bathrooms, sometimes en-suite. Bonus rooms and lofts can be added for those expecting a regular bevy of visitors.

What to ask your 55+ Builder

• Is there an age restriction in this community and what is it?
• What home and lawn maintenance do you provide and what are the fees?
• What does the clubhouse offer? Is there a lifestyle director?
• What is your timeline for planned amenities? If you’re moving in during phase I, then all amenities may not be built yet. Confirm the timeline and get it in writing from the builder and developer.
